Landmark protections for millions of renters are set to take effect in six months, as announced by the government. The Renters’ Reform Act will prohibit Section 21 eviction notices, which allow landlords to evict tenants without cause, starting from May 1, 2026. Additionally, bidding wars among potential tenants will be outlawed, and landlords will be restricted from raising rent more than once a year.
Furthermore, the new legislation will prevent landlords from discriminating against tenants based on benefits or having children. Landlords will also be required to reasonably consider requests from tenants to own pets. This law, a manifesto promise that recently became enacted, aims to address issues that have been long overdue for resolution.
Section 21 notices, often known as “no-fault evictions,” have been criticized for endangering thousands of families annually. Housing Secretary Steve Reed emphasized the importance of ensuring housing stability for all individuals. The government plans for councils in England to enforce the new regulations, with fines of up to £7,000 for violations.
Ben Twomey, Chief Executive of Generation Rent, praised the new law for rebalancing the power dynamics between renters and landlords. He highlighted the impact of Section 21 evictions on renters’ well-being and expressed relief that this outdated practice will soon be eliminated.
Homelessness Minister Alison McGovern emphasized that the Renters’ Rights Act will prohibit discrimination against tenants on benefits or with children. She stressed the significance of creating a fair and inclusive rental system that upholds the basic right to safe and secure housing.
