“UK’s Property Hotspots and Cold Spots of 2025 Revealed”

The latest map revealing the UK’s property hotspots for 2025 shows significant fluctuations in prices over the past year. The property market displayed a mix of trends in 2025, starting with a strong momentum but ending on a softer note according to the Nationwide House Price Index (HPI). The index reported a mere 0.6 percent growth by the end of the year, a notable decline from the 1.8 percent increase in November.

Data analysis from the Land Registry has identified 20 areas experiencing price surges and 20 areas witnessing price declines. Aldeburgh, situated in East Suffolk, emerged as the leading property hotspot of the year. The IP15 postcode encompassing Aldeburgh experienced a remarkable 77 percent surge in average house prices in 2025, reaching nearly £775,000 per home compared to £612,000 in 2024.

On the contrary, Usworth in Washington saw a significant increase in house prices with a 77 percent rise in the NE37 postcode area. In Manchester, the Firswood suburb covering the M16 postcode experienced a 23 percent increase in prices compared to the previous year. Additionally, the Caldecotte area in Milton Keynes and New Tredegar in Wales both saw a 22 percent rise in house prices.

Notably, the upscale Belgravia neighborhood in central London witnessed the largest decline in average house prices, dropping by 51 percent in 2025. Conversely, Broadway in the Cotswolds and Fitzrovia in central London also experienced notable price decreases of 36 percent and 33 percent, respectively.

The list of top 20 property hotspots and cold spots showcases the areas with the highest price increases and decreases, reflecting the dynamic nature of the UK’s property market in 2025.
